How the Calculation Works
Each shape uses its standard area formula. For rectangles (the most common room shape), simply multiply length by width. The calculator automatically converts your input unit to feet before computing.
Rectangle: Area = Length x Width
Circle: Area = pi x Radius squared
Triangle: Area = 0.5 x Base x Height
Trapezoid: Area = 0.5 x (Base1 + Base2) x Height
If you enter dimensions in inches, the calculator divides each measurement by 12 to convert to feet. Yards are multiplied by 3, and meters are multiplied by 3.28084 before the area formula is applied. For ANSI-compliant appraisals, measure from the exterior of the house, not the interior. Interior measurements underestimate gross living area because they exclude wall thickness.

Adding 10% for waste, they need to purchase approximately 713 sq ft of flooring material. At $6 per square foot, the total material cost is approximately $4,278. Without the waste factor, they would have ordered 648 sq ft and run short, requiring a second delivery and a color-matching risk from a different production batch.
Example 2: ANSI-Compliant Appraisal Measurement
Jennifer measures the Charlotte home from the exterior. The main floor is 30 x 40 ft = 1,200 sq ft. The second floor is also 30 x 40 ft = 1,200 sq ft. The finished basement is 30 x 40 ft = 1,200 sq ft, but under ANSI Z765, below-grade space must be reported separately. The gross living area (GLA) is 2,400 sq ft (above grade only). The finished basement is listed as a separate line item, not included in GLA. This distinction matters because lenders and appraisers use GLA for price-per-square-foot comparisons, and including below-grade space would inflate the number and violate ANSI standards.

Limitations of This Calculator
This calculator computes area from dimensional inputs for standard geometric shapes. It does not automatically handle irregular or curved rooms beyond the four supported shapes (rectangle, circle, triangle, trapezoid). For complex floor plans, break the space into multiple standard shapes and add the results. The calculator does not distinguish between above-grade and below-grade space, which is an ANSI Z765 requirement for appraisals.
